However, beneath the encouraging headline figures, the market remains challenging for sellers, with subdued buyer demand, higher mortgage costs and more properties competing for attention.
\n
For homeowners in Watford and the surrounding areas, the message is clear: buyers are still active, but pricing, presentation and a proactive approach to selling have never been more important.
\n
House Prices Rise, but the Recovery Remains Fragile
\n
According to the latest Rightmove House Price Index, average UK asking prices rose 0.7% in September to £367,440, slightly above the usual seasonal increase.
\n
This is the first monthly rise since May and suggests confidence returned after a particularly subdued summer.
\n
However, average asking prices remain 0.8% below September last year and 2.3% below their level at the beginning of the summer.
\n
Other major house price indices reinforce the picture of a relatively subdued market.
\n
Nationwide reported a 0.2% monthly fall in house prices, with annual growth slowing to just 0.8%, while Lloyds recorded no monthly or annual change, with its average property price standing at £298,441.
\n
Although these indices measure different aspects of the housing market, together they suggest prices are broadly stable rather than showing significant upward momentum.
\n
More Properties, Fewer Buyers and Greater Competition
\n
Perhaps the most significant development for sellers is the imbalance between available properties and buyer demand.
\n
Rightmove reports that both buyer enquiries and agreed sales were 9% below September last year.
\n
Meanwhile, the number of homes available for sale reached a 12-year high for this time of year.
\n
This means prospective purchasers have more choice and are under less pressure to make quick decisions.
\n
Properties are also taking longer to sell, with the average time to find a buyer now standing at 64 days.
\n
Only 61% of properties find a buyer, highlighting how important it is for sellers to position their homes correctly from the outset.
\n
There are also considerable regional differences. In the North West, approximately 71% of properties find a buyer, compared with just 42% in London, where higher property prices and affordability pressures continue to weigh heavily on demand.
\n
Mortgage Costs Continue to Affect Confidence
\n
Mortgage affordability remains one of the biggest obstacles to a stronger recovery in the housing market.
\n
According to Rightmove, the average two-year fixed mortgage rate has risen to 5.29%, compared with 4.25% before the conflict in the Middle East began.
\n
This increase directly affects what buyers can afford to borrow and, ultimately, what they are willing to pay for a property.
\n
Zoopla estimates that mortgage repayments for an average buyer have increased by approximately £150 per month since the beginning of the year.
\n
For existing homeowners whose five-year fixed-rate mortgage deals are ending, the impact can be even greater, particularly for those who previously enjoyed rates close to 1%.
\n
With household budgets under pressure, buyers are naturally becoming more cautious and selective.
\n
What Does This Mean for the Watford Property Market?
\n
Watford continues to benefit from strong fundamentals, including excellent transport links to London, well-regarded schools, established residential neighbourhoods, and a broad range of local amenities.
\n
Areas such as Nascot Wood, Cassiobury, Oxhey, Bushey and Abbots Langley remain attractive to families, commuters and buyers looking for good-quality accommodation.
\n
However, our local market is not immune to the wider economic pressures affecting the country.
\n
Buyers are increasingly conscious of value for money, particularly when comparing properties offering similar accommodation.
\n
This makes it essential for sellers to understand not just what comparable properties are being advertised for, but what buyers are actually prepared to pay.
\n
A property can be beautifully presented and in an excellent location, but if the asking price is out of step with market expectations, it can be difficult to generate meaningful interest.
\n
Why a Proactive Approach Matters More Than Ever
\n
At Rolstons, we believe there is a significant difference between simply putting a property on the market and actively working to sell it.
\n
In a market where buyers have more choice, estate agents need to do far more than upload photographs to Rightmove and wait for the phone to ring.
\n
Our approach focuses on identifying suitable buyers, making proactive telephone calls, following up on enquiries, arranging accompanied viewings, and keeping our sellers regularly updated.
\n
We also recognise the importance of the initial marketing period.
\n
When a property first launches, it benefits from fresh exposure and the attention of active buyers.
\n
Getting the asking price and marketing strategy right from the outset can make a considerable difference to the eventual outcome.
\n
Sometimes a property that has been available for several months simply needs a fresh approach, renewed enthusiasm and a more focused effort to connect with the right purchaser.
\n
Rental Market: Rents Continue to Rise, but Growth Is Slowing
\n
The rental market continues to perform stronger than the sales market, although signs suggest rental growth is beginning to moderate.
\n
According to the latest HomeLet Rental Index, average rents on newly agreed tenancies rose 0.4% in September to a record £1,387 per month, for annual growth of 3.3%.
\n
London recorded a particularly strong monthly increase of 1.5%, taking average rents to £2,272.
\n
Outside London, however, average rents fell by 0.3% during September, although they remain 3.1% higher than a year earlier.
\n
Regional differences remain substantial, with annual rental growth reaching 5.4% in the South West, compared with just 1.8% in the South East and West Midlands.
\n
Goodlord's Rental Index, which uses a different methodology, recorded annual rental growth of 4.9%, but similarly identified signs of slowing momentum.
\n
For landlords in Watford, the implications are important.
\n
Although rental demand remains an important feature of the local market, tenants are increasingly sensitive to affordability.
\n
Setting the right asking rent, presenting a property well, and selecting suitable tenants remain essential to securing a successful letting and minimising costly void periods.
\n
Looking Ahead: What Can Sellers Expect?
\n
The autumn property market is likely to remain sensitive to mortgage rates, economic confidence and the level of housing stock available.
\n
While September's modest improvement in asking prices is encouraging, it's premature to suggest the market has entered a sustained recovery.
\n
Buyers remain active, and sales continue, but they are taking longer to decide and are increasingly prepared to negotiate.
\n
For sellers, this reinforces the importance of realistic expectations and choosing an estate agent who will actively work to secure the best possible outcome.
\n
The objective should never simply be to achieve the highest asking price. It should be to achieve the best possible selling price from a motivated, financially proceedable buyer.
\n
Thinking of Selling or Letting Your Property in Watford?
\n
At Rolstons, we combine extensive local market knowledge with a personal, proactive approach to selling and letting property.
\n
Whether you are considering moving, have been on the market without success or would simply like an up-to-date understanding of your property's value, we would be delighted to help.
\n
Contact Rolstons Estate Agents in Watford for a confidential, no-obligation market appraisal and discover how our experience and proactive approach could make a difference.
","Title":null,"moduleClass":null,"sectionSpacing":null}}]}}},"pageContext":{"id":"6ade0dd144e7e3bfddfbf088","slug":"uk-property-market-update-a-modest-september-recovery-but-buyers-remain-in-control"}},
